Methodology
Every figure on GableIndex shows its source, a link and an "as of" date. We only use open-licence or otherwise permitted data, and we follow each source's attribution terms.
Data sources
| Data | Source | Licence | Coverage and notes |
|---|---|---|---|
| House price index | Eurostat (prc_hpi_q) | Commission Decision 2011/833/EU; CC BY 4.0 | EU27 countries only; published quarterly. Greece is not included in this dataset. |
| UK sale prices | HM Land Registry Price Paid Data | Open Government Licence v3.0 | We publish district-month aggregates only, and only where there are at least 10 sales. We never store or show addresses. |
| Ireland sale prices | Property Services Regulatory Authority, Residential Property Price Register | Irish PSI re-use | County-month aggregates of at least 10 sales; non-full-market sales are excluded. These are registered sale prices, not an index. |
| France prices | INSEE / Notaires de France, house price index for existing homes (indices Notaires-INSEE des prix des logements anciens) | Licence Ouverte 2.0 | Quarterly index. |

How we process data
- Lineage: each figure is stored with its source link and its "as of" date.
- Quality checks: automated checks for schema, missing values, value ranges, duplicates and freshness, plus flags for unusual changes. A figure that fails a check is not published.
- Sale prices vs asking prices: wherever we have registered sale prices, we use them.
- Provisional data: if a source marks its figures as provisional, so do we, and we update them when the source revises them.
What we don't use
We never scrape property portals (e.g. Idealista, Rightmove, Daft, Immowelt), and we never use data whose terms don't allow our use.
